It will be a sustainable “green” development. Density means that commutes and supply chains are shorter, according to Time magazine. With a shorter supply chain and the lesser need to commute or drive, the integrated development helps reduce carbon emissions and saves electric and fuel consumption. It will be a site of many “firsts.” 1. The first development to fully employ Jon Adams Jerde’s Virtual Landscaping—the science and art of combining audio, video and lighting technology with traditional landscaping in areas where people usually couldn’t experience nature because of limited space. Imagine seeing lush greenery in the amenity deck of your condo, enhanced by the beautiful song of birds coming from an invisible audio system, or a serene picture of the immaculate sea projected by an LCD screen. 2. The first vertical “green” IT Park in Makati. Century City’s office buildings will sit in a one-hectare parcel of land that will become a Philippine Economic Zone Authority (Peza)-accredited IT park. The office buildings are being designed to comply with the Leadership in Energy and Environmental Design Green Building Rating System (LEED) in the United States. The first office building will have floor plates of 2,000 square meters, and about 120,000 square meters of leasable space. 5. The first 24/365 integrated development. Century City will introduce the 24 by 365 dynamic, in which shops, restaurants and bars will be open late, and most services will be accessible 24 hours a day, 365 days of the year. 6. The first nature-inspired Lifestyle Center. The retail component will be unlike any other mall. It will be a glassed-in complex shaped like curving canyons that will connect to the living and working components of the development.
